I care about my wife and best friend and should something happen to me, I want them have all the information they need to step in and run my real estate investing (mostly rental properties) and real estate brokerage businesses.I am going to create a list of important instructions, resources about where stuff is and how I typically operate my business to make the transition easier for them should I get sick, injured or even die.I've got a decent list of things I'm going to provide to them (via my attorney who will hold it in trust for me) and of course I'll let them know they should contact my attorney for this should something happen.My list is pretty long already, but some examples for me are:1.

It has a TON of information including easy to follow instructional videos and Seth himself is very responsive and a great guy incredibly knowledgeable in land investing.

It may be the seller who is instructing the agent to sit pat.

His last four formative years were based on direct instruction, there is nothing wrong with giving him direct instruction.

I'm going to share some of mine, and hopefully I can inspire other young investors and even the most successful of entrepreneurs who read this.Here are my goals for 2016:1.

You will want to check local law, but in my jurisdiction an UNLICENSED person CAN do the following:  Delivering a lease application, a lease, or any amendment thereof to any person;Receiving a lease application, lease, or amendment thereof, a security deposit, rental payment, or any related payment for delivery to and made payable to the real estate firm or owner;Showing a rental unit to any person, or executing leases or rental agreements, and the employee or retainee is acting under the direct instruction of the owner or designated or managing brokerProviding information about a rental unit, a lease, an application for lease, or a security deposit and rental amounts to any prospective tenant; orAssisting in the performance of property management functions by carrying out administrative, clerical, financial, or maintenance tasks.The key is in how the money is handled. 

It has been a bit of a challenge as my husband and I are both entrepreneurs and our income is not a traditional salary and the banks don't seem to love that. :) It has been a fun adventure but we still have so many dreams.

But, don't necessarily take it as instructions that you should strictly follow.Also, to be fair-- there are always risks when it comes to investing.

We are looking for guidance and advice from entrepreneurs like us that have already "learned the ropes" in order to become real players in this arena.
