We might move back to the East Coast in 4-5 years, so I’m looking for investments that can work well as a primary residence now and a rental property later.Income: Both my girlfriend and I have solid tech salaries (150k+ each).Current Portfolio: I don’t currently own any rental properties.Goal & Long Term Plan: I don’t love my current job so like many of you, I would like to create enough passive income through rental properties to have financial freedom and be able to work business ideas or side projects.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I want to increase my personal income to help fund a second rental, but my career limits me mainly to remote jobs and gigs.I’m curious if there are any other investors out there that started with a similar skill set to mine, and what other skills they developed to help increase their W2 income and to help build their real estate knowledge and experience? 

I think I would work towards positioning him to be successful in a typical job, build savings, and position him to be able to do a more traditional purchase.  

See if any of them have the skills and are looking for a part-time job.

Let's just say this would no be a good time to quit your day job and go real estate investing full time.

This is causing a huge influx of people moving here for jobs.

Otherwise, look at side jobs you can do to earn extra money.
