You never know what will be behind some walls or what will get broke during demo.

Usually a plumbing, electric, demo, major alteration, and if you are digging one regarding foundation.

I’m hoping to be “done” by late March (done meaning, Refinance ready), but I will admit since I’m also house hacking I’m spending a little more and getting higher end things like granite counters and hardy board siding instead of vinyl.The SOW Right after purchase looked roughly like:(1) total rehab downstairs bath(2) new Sidding, new windows, new exterior door, new roof(3) new Prime/paint throughout (4) new counters and appliances and light fixture in kitchen (keep cabinets and floors = huge win)(5) cosmetic update upstairs bath (new vanity and shower fixture)(6) new carpet, paint, ceiling fan 3x bedroom(7) new heat pump and furnace(8) demo and replace deck*(9) add 2nd story deck with back staircase and upstairs door (I wanted to add this to make it really easy to Airbnb the master bedroom, but it might not be in the budget)I am doing a lot of the work myself on weekends with my dad which has been awesome learning as we go. 

So, I guess if I have to store it, it will have to be done on site due to the expense of moving it out (was planning on a quick estate sale after the trashout...then the demo). 

Can someone please help me calculate new build/demo costs in Boone NC?

Foundation, floors, walls, doors, gutters, kitchen remodel, demo work, new vanity in one BR, updated siding, paint, windows etc.

During demo I'm obviously not as concerned, and until there are windows there isn't much point.......but once we have windows and a roof and start putting in new materials I feel there is a real risk of a break in since it will be obvious from the construction dumpster in front what's going on, that and the new windows :-)What does everyone recommend for security systems? 

At 10K, you could just demo the home and sell off the lot for a quicker and lower risk return.

I’m guessing I deduct the cost of demo and possibly price to rebuild to get ARV?

I feel trapped with $175k W2 and free demo car.
