If our kids go with us and we drive to LA on a Sunday, all of our direct car related expenses are tax deductible even though the kids are in the car including 1/2 of the meals for my wife and I.  

Folks with deep pockets are more then willing to buy stuff at 4 and 5% cap rates right now as is.

Doing a deep dive into support tickets, around 40% were wifi related. 

The reason I didn't like it was the lack of commercial that was out there. you had to drive to get anywhere.

For furnishing short- or mid-term rentals, finding the right balance between stuff that looks good, but which also offers solid durability and keeps your budget in check can be difficult.If your budget is your driving factor with your design decisions, I'd start surfing on Google image search or Pinterest - find a picture of a finished room that you like, and then reverse engineer it from products on Amazon and other similar budget-friendly sources.

For example, I try to rent to families and try for longer durations with renters that will take care of the place and also might put down roots with kids in school etc.Check crime stats, schools, population trends, big job suppliers, colleges, hospitals.

. - Also, spend some time before/after to drive by comparable properties in the neighborhood to understand your competition and the rents they are asking. 

Have you scheduled a cleaner to come in and do a deep clean before you start renting.
