Kevin Cardinale Down the rabbit hole: spending all day tracking down a property "owner"
15 October 2011 | 10 replies

Kyle Meyers Blue Kitchen in Rental?
11 November 2011 | 13 replies
Kyle it's an easy decision. It's like a custom house where you have to find that ONE buyer to love it versus a neutral house that appeals to the masses. If it's a deep blue it's worth it to buy some primer first so you don't have to put on 4 coats of paint to cover it.To paint the kitchen you might have 50 to 60 bucks in materials if you do yourself. You will get that back alone with the first months rent payment. My experience is tenants will take an off color but then they want a discount for it.My apartments are 1,200 sq ft units.I get 5 gallons of Home Depot paint for 53.00.

Keith Schulz Where is your local market headed? Has it turned the corner?
4 February 2012 | 15 replies
I buy UI POSs (last time, literally), so it will be interesting to see how 11SP3144 plays out on 2012-02-16 (AV: 117,191, loan: 100,000 on 3/07, opening bid: 42,114.00)... and 10SP6918 (impaired) and 10SP5243 (10,800 open on 99,400 note 91,657 assessed). When the deep rehabs are getting interest, we're well beyond the inflection point for my local market.
