I see so many cookie cutter renovations in Philly, that sit on the market for ever - and the interiors are all the same - you definitely know who did the job - and I know little to nothing about flipping. 

You should bake your wholesaler some holiday cookies if they can double close.

The house is listed for $163,000, but it is a DR Horton cookie cutter style neighborhood with 5 other similarly priced houses for sale in the immediate neighborhood. 

in may some old very sick man shows up chainsmoking in my home coughing up lung cookies and could barely walk says columbia gas sent him to test my home and inspect it!

A cookie cutter  approach to rehab may lead to poorer quality but by the same token too slow rehab isn't desirable either.

I think you're absolutely right, this isn't a cookie cutter decision.

Kind of like the last cookie jar you fill before retiring so you can continue to avoid recapture until death when it goes away in the step up to your heirs.
