Licensed:  Just run a comprehensive search on sold properties over the prior 12 months. 

I've only owned property in Indiana and been very comprehensive about even looking outside my state.

This could account for the large rate of renter-occupied households as opposed to owner-occupied. 

As the owner you need to be providing cable TV, wifi, not to mention a house full of furniture and household goods.

Everyone over age 18 should pass a criminal check and be comfortable that they are enhancing rather than harming the property and household dynamics.

Make sure there are no restrictions on unrelated family members living in the same household either.

The only other way you're going to get a comprehensive, non-misleading analysis of your situation is to head down to your local law library and study up on all ordinances; whether county of city, all state legislation, and all federal law.
