For instance, how do you account for items like annual car registrations/inspections, Amazon Prime memberships, Christmas, birthdays, or other gift-giving holidays, etc.?

I love it when I see tenants putting up Christmas lights and planting flowers around the property.  

What I have found resourceful, for myself, to generate new business, in the house flipping arena, is watering those flowers and by those flowers; I mean people I know and like.

You have to be 18 to hold title on a property, but I was hoping to get some type of verbiage in the contract that says until I turn 18 I will have access to the property, in order to start renovations and such before the closing date, which would happen after my 18th birthday meaning that I could legally own the property. 

For example, if I install a pool...but no pools are in the comps...but that pool is for my kids and their friends come over and my family uses it for years and we form all of these memories and birthday parties, etc...then what's that worth?  

It wasn't an issue of owning them, but they decided not to lock them up and they got out, walking through all of the neighbors yards defecating and eating peoples shrubs/flowers.

I am wondering if I can work out a way that that can maintain the flower beds.So many times the mulched/planted beds are never touched and we have a jungle of weeds to clean up.
