We look for things like motivation and willingness to learn.One way Experienced Investors judge to work with Novice Investors is to see if the Novice Investors prove their motivation.Novice Investors Posting that you would love to meet Experienced Investors and hoping that the OP of this thread will pick up the reins and coordinate a group meeting with a good mix of both Experienced and Novice Investors will only demonstrate to Experienced Investors that they will probably not want to work with that particular Novice Investor(s).Although I'm breaking a rule by pointing out to Novice Investors a simple fix to prove their motivation, I just have to say it.When you don't have much to bring to the table AND you wish to network with Investors that bring a lot to the Table, then you have to use what is in your power to attract those that can benefit you.

If I am buying a higher cap rate on a shorter term lease and the option has a large rent jump to the tenant then I could have negotiating power with the tenant getting a lease extension.If it's way under market I might want them out anyways.

Many tenants buy stuff to feel better about themselves, both because buying is an act of power when they feel powerless and because there's a deep comfort in having a lot of your stuff around you to help you forget that the house you live in is not yours.

I am now in a w2 job because i now understand the power that the w2 provides for doing the BRRRR strategy since ive done that in the past. one of my partners is a contractor and a great one at that so weve been biding on homes we like on HUBZU and with the cost we save on renovation it really allows us to bid a bit higher then the others. unfortunately we have not won one of the properties but were going to increase the amount of bids we place within in our criteria.

Make sure you job is stable, you have reserves, your credit is where it should be, you do your diligence on the city to ensure it has staying power, you do your diligence on the property, estimate costs correctly, etc.

i only purchase properties I believe have a great price Personally I would not do the deal as you stated it is a good price not a great oneI would ask myself why am I wasting my time and brain power even considering a good priced deal when there are great ones out there.
