@Paul Kim - I've held properties in CA before that I moved out of, and barely was break even for a couple of years, but I was in the strong belief that the market would keep going up.

I have only once considered this, and it was through my job, the person assessing the work could barely stand the smell inside the home from human, dog, and cat waste.

They usually counter in increments each time, so we just barely went up each time until we got the system to come down to the price we wanted.

If you can barely pay $900 in rent currently than it may not be the best investment as your other expenses will probably be out of pocket past the rental income.
