I typically program out a five month hold for all of my deals, although reality is 3 1/2 months.As you can see from my application worksheet on a cash basis my cash out-of-pocket is an excess of $280,000 plus holding costs $3067 my cash net profit on the steel would be in excess of $47,000 with a 17% cash on cash return.This is where leveraging your cash comes into play if I finance to steal my cash at closing is slightly over $32,000 my holding cost over five months are slightly over $15,000 (Paying rent for the money and loan costs).

I feel there are many people heavily impacted by Covid and showing the units to one perspective tenant at a time is rather minor, but I do wish, seeing that each time slot is assigned to a particular tenant, it would be nice if they all showed up at their assigned viewing time.

I've seen people bring in temporary steel (for clearance reasons), jack up the entire floor 1/4" per week to level (could require 3-4 pieces of steel and multiple posts) and then correct the failed beam and put everything back.Since you've already done some modification to the support, this may not work.In any event - it sounds like it may be cheaper to address this from the top down (removing the floor) vs attempting to find a contractor in your area with the correct insurance and training to do this without long-term repercussions.
