Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

I even had some wholesalers trying to contract it prior to me fixing it, but I realized that they were not real buyers so I did not agreed to their contract.

I realized that I was pursuing other markets because a home for $50,000 was appealing but not because it was a better market.

I have been committed to investing in Real Estate as my main form of building wealth since realizing its wealth building powers a few years ago.

Most investors buy in this space because it aligns with capabilities and are chasing the paper returns that appear better than more stable neghborhoods but its truthfully very difficult to realize gains in this space, especially passively.  

We all start out chasing cash flow, but once you hang on to a property long enough to watch it appreciate by 50-100-150k, you realize that appreciation is the game.

It looks like you realize how expensive it is to build in DC. 

If you purchase a property with below market rent, realize it will be costly to get to market rent.
