I do have a penalty clause for early termination, which covers these situations.Yes, there's holes in walls, and usually good painters include patching them as part of the job.

While you may enjoy a property management company getting you decent profits the problem with that is the deferred maintenance will eventually get to the point where your will wish you would have taken care of issues in a better and more-feasible way throughout your ownership.The best book I ever read is the 'Encyclopedia of Commercial Real Estate Investing' by Terry PaInter.

Personally I'd feel a lot more comfortable if I had a plumber, painter, general contractor, electrician, roofer, etc all at the ready near the property in case your PM doesn't pan out.
