It's not easy, but it's a difference maker and takes some effort and thought to look in the right area.One of my favorite videos that highlights this difference in people (i.e., the difference between those who are 'interested' in changing their outcomes in life vs. those who are 'committed') is from Angela Duckworth who has done a lot of study on what makes people tick.

My humble recommendation is learn as much as you can from this site. look at every free seminar and video out there.

They will stay longer, which reduces your costs and hassles.I might suggest having a video chat with the applicants. 

Make sure they take good photos and videos.

I do most of my own plumbing, fixtures and valves and the such, but a power snake and video inspection tool are required for this and I just don't have them.

Do you think building a nice website to outline all benefits of the lot size/location, nearby amenities, pretty pictures and video and a clean way to submit bids and stay in touch with me...would all that be overkill? 

Find an educational video or brochure about how to properly use A/C.

You might start off by managing your first rental property and then hire a good management company with a minimum of 30 units so you can afford one and will takeover the daily involvement to take care of those emergency calls and new tenant screening.If you have or can get YouTube, watch a man named Grant Cardone who has many videos on there and believes in buying apartments.
