The buyer probably will go away since he can't get a clear title and title company conforms with me it is an error on the bank's side, but they won't issue title until it is resolved...as for me, I do not understand why it takes 2 months to yet figure out the positions of senior and junior liens...by the recorded date, unless the bank did something long time ago,messed up their recoding date.

They moved in as juniors and have stayed one year post graduation, I prefer juniors or older.

Still working on it.What happened is HOA foreclosed this in July 2016.Bank foreclosed it in Aug 2016.Person purchased if from Bank foreclosure is the Seller to Wholesaler and I purchased it from Wholesaler.I believe person purchased from HOA foreclosure should have junior lien and his lien got wiped away by Bank's foreclosure sale happened in Aug 2016.Tricky issue is - he filed for eviction as soon as he purchase from HOA auction and subsequently filed writ of possession, got hold on the access of the property.He like to sell the property as quick as possible so that he can have his money after new buyer pays the first lien (lender) but unfortunately lender foreclosed it already.Either this guy doesn't know the first lien holder foreclosed already and his lien got wiped away or he is not ready to accept that he might lost his investment.

I have have few rentals between campuses and those seem to be favor for the older students (juniors and seniors) and yeah I think the 300-350 per room is a good ballpark for 3+ bedroom house when you get 1-2 bedroom house you looking at more per room but typically not as many student.

NO lender is going to give you a mtg being junior to a $200k heloc....it would make absolutely no sense and they aren’t total idiots.

Once you get the principal down it gets easier to learn more and more.I was lucky and went to a junior college very cheaply and left there with no debt, then a state university for my undergraduate and law degree.
