Beechmont and the Southern Pky area are desirable and up and coming (maybe already here and past) but much of that area has lots of drugs and seems to be trending downward.  

You have a few options:1) Call code to close down the apartment for unsafe conditions2) If you do want to use the legal system, go through with it - dont worry about more damage. 3) Call PD for drug use and they will close down the apt in conjunction with code

However ... we ran into title issues that drug the whole thing out to 8 months.

@Chris Seveney, we buy them from both, lots of dealers will sell them quickly to you before they bring them back to their lot for storage, we usually just buy off of local Facebook or craigslist and they are getting harder to come by, its like note investing the more relationships you have the easier it will be to find deals.if you have any junky ones in Florida please let me know since we are looking to go this way more often.good luck 

That being said, prior to the seaweed and drug cartel invasion of Mexico, we went there every couple years and loved it. 

If you do flip property, I'd suggest talking to a tax professional to make sure you are not labeled a real estate dealer and keep a path open for holding real estate investment property for tax benefits.

Also regarding the NACA loans (had one buyer try that once and it actually failed, but its a really new program to our area) If i had a proven lending source that a buyer has been drug through the mud for a few months, i'd be willing to pay a premium for them too.
