Anyhow, I think I'll stick to finding another potential mentor and continue reading more books. 

Every book, every econ study for like a bajillion years has said "real estate is the best hedge against inflation" and everyone agreed.... until..... 

Read books, have conversations and after a while you will understand how the more successful wholesalers conduct their business.  

Richard Werner did a fantastic job explaining all this in his book, Princes of the Yen.

Deal with enough section 8 tenants and you will find out it not as rosy as some podcasts or books claim them to be.

I looked it up because I was reading Brandon Turner's "The Book on Investing in Real Estate with No (and Low) Money Down", but couldn't get past p.46, where he gives the example of Brian using his aunt's $40,000 for a DP on a triplex, and they split the cash flow 50/50 and the sale proceeds 50/50.
