I think that most people value anonymity with real estate investing LLCs, regardless of whether they are naming an Operating Company or a Holding Company.

We are also in the process of creating an LLC in the state where the property is located and a holding LLC in Wyoming so we can get the full package (asset and liability protection, anonymity, and mitigation of taxes).

In my case, I have one WY holding multi-member LLC that owns many single member LLC in each state where the properties are.The use of the WY LLC also give me anonymity in the other sub LLC as only the anonymous holding LLC is shown on the sub LLC records.I get the inside protection from each sub LLC that is good in every state, and I got the outside protection from the excellent WY charging order on my holding LLC.

You would transfer the properties into land trusts to avoid the foreign filing fees (land trusts can also be used to incorporate anonymity as well as great financing options,) and assign the "child" series as the beneficiary of the land trust.

Nevada and Wyoming LLC's can offer anonymity but you would still need to structure them properly and would still need to have an LLC in the state where the property is located if the properties will be rentals.

For now, the neighbor’s testimony should be enough, assuming they’re willing to testify anonymously to get rid of an annoying neighbor.Now, even if I have the evidence and neighbors testimony and decide to sue, the courts don’t grant evictions for breaching the contract then that could be a waste of money and time and it’s an awkward position to be in.
