I have never seen such poorly treated roads, I mean a sheet of ice 4 inches thick and the entry road was down hill, nothing I could do but hold on for the ride.

Assuming you're out of pocket $300/mo (not to mention the HOA fee's and any large expenses, insurance, vacancy) if my math is right your "potential" reward will have cost you ($300 * 12 months * 12 years) about $45K.Sure maybe you slowly inch up rents, drop PMI but just looking at the math it would seem to make more sense to cut bait - I'm not sure I get it.

I just found out there is concrete in the sewer line roughly 20 inches from the toilet.

One other thing to check, make sure there is a few inches of clearance at the BOTTOM of your baseboard heater, you need to have airflow through these units.

If it was a 3 or 4 inch line and they removed a section 2 to 10 feet , and reconnected it , the pipe doesnt bend .

You could also consider just covering it over with that really thin drywall (1/4 inch?).
