I buy quality property in quality neighborhoods that attract quality tenants, so that they don't have to be bullet proof ... buying POS property in low end hoods is penny wise but pound foolish ... pay a bit more now or pay a lot more later.... and then just for good measure I go and bullet proof them anyway :)

Allowing the taxpayer to change in between the sale and purchase opens the door for all kinds of shenanigans that, while beneficial to the tax payer do not fulfill the purpose of 1031 and deprive the iRS of their pound of flesh.Bottom line - They have nuclear weapons and a standing army!

Rather than tell him to pound salt I would make a counter offer.Agree to pay the full closing, assuming you have the money, but counter with a 30K lower purchase price.
