Rentals do good, but screen, lots of scammers for LTR, and STR can get the entitled wealthy for Orange County who are messy and destroy and steal stuff.

Sounds like you have a good problem on your hands.If I were you...I would find a ROCKSTAR PROPERTY MANAGER to take over handling all that stuff. 

It allowed us to create a great system at the start so when we add properties to our personal or management portfolio all the rental stuff goes through MOXIE's systems and is a clean turnover.  

This stuff is totally feasible.
