When the right tenant comes along, I lower the rent and tell them it is because they are exactly the kind of tenant I am looking for and how hard it is to get good tenants such as themselves.If I don't want to rent to them, I give them the application and send them on their way.Later on down the road, when the relationship gets strained, for whatever reason, I remind them that I chose them because I liked them.

I've had GC's bid from 30k to 70k and of course the ones that big 70k told me to don't listen to the 30k ones.One GC said, Nope, this isn't a job I would take - you should get a licensed electrician (entire electrical panel is gone) and do the rest myself.I am not handy, but I haven't tried.

Also added extra insulation between upper/lower units, added all dual-pane windows.I was lucky and didn't exceed the insurance payout, but as the labor is already budgeted, I would have still done the upgrades out of pocket if necessary - - why come back later?

Dan, if you're looking for a 4-plex make sure it's already fire-coded or you plan for the expense. 4-units have to have a panel and that panel also has to have regular inspections so that's a potentially big up front cost (if no panel is there already) and an ongoing extra expense.

Then it probably would be a big plus to redo the plumbing.100 amp if it is breakers would probably be ok, if the panel is big enough for all of the circuits you want to add.
