What happens if the stuff is stolen, the garage is damaged, the person stops paying, etc. 

I’ve had materials stolen, and my van broken into in Allentown.

It says he has $165k in loans for the down payment alone via personal loan, bitcoin backed loans, and a heloc. 

I never add internet and cameras until I put things in the house that could be stolen (furniture, TVs etc).

While the markets I have chosen may not have as much rent growth or cap rate compression as other top growth markets, I believe the lack of competition makes up for that.Just as investing in the stock market, or bitcoin, or anything, you want to be ahead of the heard as best as possible.

I just had a new listing "stolen", and the poor owner was besieged by people knocking on her door. 

I did not notice any mention of personal or corporate liability coverage in their document, only what sorts of objects they would and wouldn't replace if broken or stolen.

Buy Bitcoin, problem solved. 

Place them in protected spots and put domes over them to prevent from being broken or stolen.
