I do agree with Marc, okay, so I'm hard nosed sometimes, past experience tells me that when the parties come to agree to seller financing there is usually a better deal there, when a seller offers SF, there is a reason they are doing so, find out what that reason is,, in this case it appears to be a low end property that is difficult to finance conventionally and SF adds to the marketability, it's also a problem with any balloon.

I'm a couple months in to learning about real estate investing and have had my nose in the books.

The last two times we served him , the guy had white powder in his nose when answering the door.

It smelled SO bad I had to go to my truck and get an extra jacket kept in there to tie over my nose to go back in.

@J Scott  that Bill Gates comment when I read it ... caused me to laugh so hard while I was enjoying a NW micro brew that it came out my nose... :)  Bill Gates in a RE Mastery program  I don't think so..  

Plus if they are not confident or don't have the education/support, they might create such a mess that when you are audited or have your taxes prepared you have to pay up the nose in fees.As for the advice of dividing the hours it takes you to do your books by 2 and fire a bookkeeper who takes longer - I completely disagree.  

We sometimes forget some of the easiest strategies are right under our noses all along.
