Without even looking at the specifics of this deal I will tell you that unless you have an inside track on getting an undervalued and underpriced property I would not buy any deals right now UNLESS you have somebody very experienced looking over your shoulder and assisting you.

I just ask you to understand all the ramifications and pitfalls of what you are doing so that when the day comes that you do find yourself in hot water, that you understand that all of the blame and issues fall squarely on your own shoulders and nowhere else.
