Not exactly blowing the doors off and making Jim Simmons shake in his boots. 

It pointed out things we might not have considered, like making sure we're adding in the cost of disposal of old roofing materials as well as the cost of installing the new one and that a double layer tear off is going to cost more than a single layer and comp shingles are more costly to dispose of than shake. 

To merely write this off as irrelevant or something to be frowned upon doesn’t give it a fair shake in my opinion.

This, in addition to the actual experiences we have every month that just make us shake our head in disbelief.

During my trip I will meet potential companies/people that I can work with in each of these core three areas to discuss strategy and identify opportunities (nothing like face-to-face meetings and shaking hands).I have between $100K - $150K to get started and looking to do all cash deals initially. 

I think if you have a more wiling tenant and for small stuff, a door bell button or something a hand shake might do, I wouldn't put it my lease. 

Houses are $$ though so not sure how all the math shakes out.On a separate but related note I just closed on a duplex in KC that will be a STR.

All viable options, it'll shake down to what makes the most sense for you as far as getting access to a good inventory of below market value deals. 

They usually have business cards or contact information for reliable workers that can give you a fair shake.

This is what I have done in the past, however my current house in which I just moved into has the original wood lap siding and the cedar shake.
