My plan to get started with investments
What do you think of this plan? I´m a new investor from out of the country. I want to: A. Build a portfolio of SFH rentals for cash flow. B. Build turnkey properties that I can sell to passive investors in my country/region. This is what I have in mind:
- I plan to travel to the Midwest and visit different markets in Ohio, Michigan, and Wisconsin. The purpose is to visit a few neighborhoods in each market to get a good feel for them.
- Since I will be managing everything remotely, I understand a team of experienced and trusted off-market property providers, contractors and property management companies will be the key to success. During my trip I will meet potential companies/people that I can work with in each of these core three areas to discuss strategy and identify opportunities (nothing like face-to-face meetings and shaking hands).
- I have between $100K - $150K to get started and looking to do all cash deals initially. I have access to more private investment capital to scale if the first deals prove to be successful.
- To get my feet wet, get some experience fast, and generate more profits, I am planning on doing a couple of quick flips before starting to look at BRRRR deals to build my portfolio.
What kind of deals would you recommend in this situation? Which markets, neighborhood types, property types, etc. It would be great if you could provide some numbers, targets, or examples that can help me get a more clear picture and look in the right direction when looking for these initial deals.
I appreciate your tips, recommendations, and warnings.
