So the requirement must be from some other aspect of the deal....funds are coming from a 1031 or SDIRA etc that is driving this requirement.As far as the contribution/buy out idea and being dilluted, I don't see how that is any different than your original proposal.

I can see a potential gate keeper like we are seeing a little bit in wholesaling out here on the west coast where the title companies are making the wholesaler disclose all aspects of the transaction to the seller before they will issue a new policy.

@Claudio Garcia Zuniga, there are so many aspects that I can highlight, but long story short, renting the home will be way less of a hassle than rent-by-the-room; however, your return will not be as significant.
