Navigating the new ERPP (Eviction Resolution Pilot Program) is designed to be intentionally complicated to delay evictions at owners expense.

Sobering assessment from the annual report by the Taxpayer Advocate Service (a semi-independent branch of the IRS basically tasked with specific and systemic problem resolution):- 10-month refund delays on paper-filed tax returns are common- backlog of millions of unprocessed tax returns is still here- the IRS only answers 1 out of 10 calls, with an average 30-min hold- they are vehemently opposed to implementing technology like bar codesMore details here if interested: https://www.thetaxadviser.com/...

What worked for me in breaking through: 1) keep contacting support about the problem, every day - stay on them; 2) I spoke with numerous different support people, and only 1 of them was proactive in getting back to me with regular status updates - find that person and keep in touch with them daily to get resolution; 3) include as much detail as you can in your correspondence - in my case I had to send links to my city's website where the city clearly spelled out their STR/LTR classification and licensing requirements.Lastly, if you operate a long-term rental on ABB and/or VRBO, make sure it is properly configured as an LTR with a 31-night minimum on those platforms - it looks like I hadn't completely done that on VRBO, and that bit me in the butt one year later.

Try googling for your area and terms like landlord, tenant, law, dispute, resolution, and such, and you might find someone who knows the local law and customs.

I am disappointed that such a simple mistake with such an obvious resolution has not been resolved.

@Chris Pastrana Like everyone else said, red flags are there for a reason, So I would be opposed to renting to anyone who gives me slightest sign that they think taking me to court will be the resolution for their problems.
