I admittedly still feel somewhat like that, but that's only because I feel like I need to get back to my books and give myself a refresher on things such as terminology and analysis techniques. 

If they decide to leave we will refresh the unit and raise the rent to just below market, while also instituting the RUBs.

For the bigger properties, you really need to get them when they are doing a re-fresh of the whole complex.

If/when you decide to charge more, you'll quite possibly be faced with the reality that you'll have to invest more capital to upgrade and refresh the unit(s).

Be sure to "refresh" your investigation right before the foreclosure auction because liens could be filed at the last minute.Do some reading on BP.

The other issues with regard to closing more deals could be improving "targeting" on the DMM (which I'm aiming to do when I refresh lists in August - based on all I've been learning on BP), and being more creative on providing value to homeowners.Listening to the BiggerPockets podcasts is a huge resource.  

I agree that it looks like you need to refresh your tenants asap.

I've been through a few of the modules and they're actually great refreshers or introductions depending on where you are in your evolution.
