Getting Tub reglazing contract w/complexes or property managers

Hi, I started a tubs and tiles reglazing business 6 months ago and have mostly been focused on residential home, but am looking to expand. I know many of you are investors and may have complexea of your own. I was just wondering what would be the best approach on obtaining contracts for complexes and property managers or commercial poperties in NJ? I tried cold calls and just showing up, but have not really been working.
