We've been able to keep our private lenders updated on the status of the project and so I'm now using those updates to bring everyone up to speed on our Belleville (NJ) project (and hopefully educate a few people in the process).

@Julian Buick  99% of folks send letters or post cards they are just like RE yellow letters with stock verbiage that is virtually the same from each person trying to buy them.. the stuff you learn at eddie speed or bodiford those kind of guys.

With the help of real estate lawyer that just made some important calls we speed up the process and as many of you said we were only to pay 6 months back of HOA dues .

since you made it clear your not an agent or a broker.. you would NOT have a broker.. what does that mean.you need to call the real estate agents legal hot line.. your broker who ever that may be or what they may be may not be up to speed.. this just came up when I took my CE end of Jan.you can assign.. but you can't advertise.. like you did the deal you sent me a few months back that was clearly acting as an agent even though your not one.. as you stated above.can't have it both ways..

I think keeping expenses low is so crucial in the beginning in order to speed up the process.

The side effect of that is they will repossess from time to time and own property.Again, I'm not up to speed on all the ins and outs, but I do seem to recall there are time limits for certain things.
