You should be looking at markets that people are moving to, where you are bound to see huge growth.

Rates tend to be higher than 1-4 units or 10+ units as these units fall in a range where not many lenders can do these deals.

I am in talks with a reputable company that signs up proteges in commercial RE, but I am struggling a bit with their terms: the sign-up fee ranges from $10k - $40k, and a definite 50/50 profit split up to $1M mark, meaning the individual gets up to $500k, which could come from cash flow, cashout refi, sale, etc.

The “tween” between passive and active covers a wide range and usually ends up much more “active” than “passive”.  

Unless I’m wrong.I thought maybe to buy apartment in 400K range in Miami in some tower and make airbnb from this, I know there is huge competition but a lot of people always coming there for vacation what is your thoughts ?

I've seen a few 5-8 units for sale around there over the last nine months for my price range.
