This gave me pause.

Some hesitation/pause may come from the apprehension about property management trust.

@Joseph Hamaoui I'm in a pause right now, need another year of 1099 income to qualify for favorable financing but Jacksonville remains a more appealing investment market.

I normally eliminate up/down duplexes from my C area search or even any upstairs bathrooms.Using Pm I am still learning, but the fact that you don't want to manage personally when you are 25 mins away makes me pause on that fact more than anything else here for sure.Otherwise, it looks like an awesome rental mathmatically.

@Caleb Heimsothfunny you mention that. i have hit a pause button on rentals this year to pay mortages back with a seven year horizon. keeping fingers crossed...

A few things that gave me pause on this 5 unit. 1.ALL the tenants are related.

My response always was to create an awkward pause by not saying anything for 5 seconds and then respond by stating we have a process that candidates must complete their credit and background checks, submit proof of income, and then we review all candidates.
