Can you dig into a little more on the novation, why did the seller pick that strategy say over a cash offer?

My property tax base on my primary is somewhat reasonable but the total property tax goes up because of all the special assessments, some of which make no sense to me (and I didn't vote for those).

Here is how I look at it:If you have $125K in a Roth 401K that will earn tax free earning at just under 10% per year, you will get a doubling every 4 years based on the rule of 72, making that $125K worth $2M in 30 years.

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..  

The usual way, but not the right way, to try to buy a rental is by finding a property on the MLS, where agents congregate, make an offer and then try to get financing to buy the property.
