You CAN do anything you want but that doesn't mean it is legal, moral, or would stand in a court of law.Landlords should not do the work themselves when deducting from a tenant's deposit.

The morale of this post by @Jonathan A. is always get your own lawyer or shared attorney to saved costs but attorney would be neutral in the beginning to write and/or review all partnership contracts before signing any thing.
