If the unit count is wrong, they might let you know so you can adjust your offer rather than just throwing it in the trash.

As it stands right now, I have to manually input missing data on my lists in order to generate results. 

@Joshua Martin- my market is pretty small, so I lookup the notices and compare to assessor's site manually.

Sqft is a minor adjustment after the rest of that.

It's hard to find an affordable duplex, townhome or condo that appreciates and someday you WILL want to sell.)In my experience it's best to buy your own home first, live in it awhile as short as 6 months, ( buying it owner occupied for the lowest down payment and best 30year interest rate: do an adjustable ARM, 5 year if you can get it.)

Age is usually not much of a factor and units built within a few years of each other won't have an adjustment for age.

I'd clean it up manually but it's over 1,000 contacts and after a few days, the replication is back!  

I was hoping that an appraiser might be able to adjust the value of the property seeing as tho it is split ownership.
