HI Chris,Yeah the option would be to utilize a 203k FHA loan or a Fannie Mae Homestyle renovation loan the only down side is that the FHA 203k similar to a regular FHA loan has self sufficiency requirements on 3-4 unit properties so if you're in a area where rents are high relative to price then you could be good otherwise you might not be able to meet the rule and use 203k to finish off your repairs to the unit.The other downside is if you used home style reno loan is that you'll need 25% of loan to cost as a down payment (acquisition price + rehab).With the Home possible program the units have to atleast be habitable shape.

House was rented for half of the last year and has been rented out (by room) since it became habitable, I also live there part time and it is cash-flowing $600 per month.

In your Offer to Purchase, check the box [x] property to be delivered vacant at close of escrow.That way, no harm no foul if the deal falls through.

I've recently come to the conclusion that mold is the one of the biggest hustles in the inspection/home reno business b/c I see "mold remediation experts" charging tens of thousands of dollars to remove "mold" that isn't harmful to 97% of the population...but I realize that is an unpopular view.Anyways, about to close on a house that has a musty smell to the basement and likely some mold down there, so I'd be curious how you treat your properties with that issue - after buying them for a steal ;)

If a criminal does that, or worse harms the future tenant or kills them, can you imagine the field day an attorney would have with that once they found out how they got in the property!
