Problem was that tax auctioned properties no longer sold at anything like 10c on the dollar, that the claim that John's program provided "everything" anybody needed to earn XXXX amount was clearly false; and John and or the marketing firm did not honor the money back guarantee.

So, sellers can also be asked to sign notarized affidavits personally guaranteeing the validity of leases and ledgers.So now, let’s get to the clause to include on your purchase agreement to make sure you get all this information in enough time toreview it.Seller(s) agrees to provide the following to the buyer within X days of buyer’s satisfactory inspection, but in any case at leastX days before closing: All rental leases, rent ledgers, tenant(s) valid phone numbers and email addresses, rental applications& supporting tenant identification, income and asset information, any documents corresponding to any ongoing legalactions pertaining to the property, leases, service contracts, etc., at least three (3) months of the most recent bankstatements for any account(s) rental funds were paid into and any company or corporate tax returns for proof of income andexpenses.

I don’t know if it is just me, but I have not heard a lot of encouragement these days about going to local meetups while listening to the podcasts.On previous versions of the BiggerPockets website, it was a lot easier to find out where local meetups were being hosted because there was a link on the front page that read “meetups” and it would take you right to the meetup page where you could see a map where  people were having meetups in your area or in other areas across the country.

The condo I am looking at is close to the new Aquarium that is going up, the new Grand Village, etc..I feel like as a buy and hold it is fantastic since it is guaranteed to appreciate but also as a completely remodeled 3/3 so close to the strip, I could do well with STR and at a longer renting period as opposed to golf/lake rentals.
