Typically water and freezing temperatures in unconditioned attics are a BAD combination so our HVAC contractor says to try and avoid putting them in unconditioned attics whenever possible.

We've had some trouble with smart TVs freezing up when using Netflix.

Seasonality seems pretty decent, as the water doesn’t freeze and they have activities year round, including spa and indoor pool.

Fire, Wind, Freeze, Collapse are a few of the common Perils listed on policies.  

Water can freeze in between cracks in cement and lead to additional deterioration.Other things:The attic is full of trash, left over furnitures, the garage floor is full of left over wood chips.

BUT these houses are also in New Orleans, where it only drops below freezing a few times in the winter and almost never snows.

And in freezing cold February, they cranked the heat to maximum and opened the windows, left all of the lights on practically 24/7 to ensure using as much electricity as possible, they also ran water needlessly just to use more of it.

I haven't seen *that* many pipes freeze over the years in lived-in properties... and insurance or home warranties helps.

Tenant induced damage is things like not changing your air filter and the unit freezes up, flushing wipes down the septic system and clogging it up, etc.  

Given that now the furnace will be removed and there will be no heat source in the basement, I’m now left to finding a heat source solution for my basement to prevent pipes freezing in winter.
