But just be realistic of finding one .You might not be able to find some one who is great in all aspects - for ex , If I find an agent with not much experience but he is hungry , motivated and is willing to work and grow with you .

I think its industry standard to not carry licenses , insurances , not having good references , not agreeing to sign the contract By the way - I think its also important to know that - different states have different laws , even for people with 30 yrs of experience or great contractors , for ex in California you can't ask for more than 1000 $ down .I am not making it up, see here .

You need to understand the sellers currency and what they put the most weight on.There might be many more options open on the table than just the ones you mentioned.
