We will be renovating one unit at a time as well as taking care of deferred maintenance on the exterior.

The repairs were very minimal re-painted the exterior and finished trimming and painting the inside.

We painted the exterior, and finished a few trim pieces inside.

Fully renovated the project from top to bottom- renovated both bathrooms and turned one into a master bathroom- added LED throughout - expanded the master bedroom- added an island and converted the stove from electric to gas- replaced the roof- replaced all windows- added a deck and new fence - finished the basement and took the house from a 2/2 to a 5/2- added concreted steps that lead to the front door- full exterior paint- added 4 egress windows- and much more!!

The one area of concern are some major cracks on both the interior and exterior/front step.

@Jimmy Chao on rental properties I typically disable the exterior hose bib completely as part of my standard operating procedure.

It is brick exterior with casement window and has water damage beside the windows (interior plaster is flaking/bulging).

The positive to an HOA is that they do take care of the exterior maintenance, lawn, snow, etc. so you don't have to worry about that piece. 

Demolish everything including the foundation but obviously leave the facade and exterior walls?

We will be replacing flooring, cabinets, lights, vanities, toilets, paints, cleaning up the exterior, addressing the foundational needs and more!
