Personally, I would contact an attorney immediately before the partner digs any deeper.If he is hired as the property manager, it may also be a violation of ethics and license law.

I have always found his organization to be ethical and true to their word.

His work is skilled, and he has a pretty solid work ethic.

Again, I'm sure that wasn't your intention, but ethically speaking, this is immoral, unfair and predatory. 

I haven't done a deal yet though I recently met a contractor with whom I'd like to work.What I've found in our discussions so far is that we are on the same page regarding our work ethic and values: getting the job done on time for a reasonable price that is equitable for all involved.

It has created a unique environment where skilled laborers can charge whatever they want and work whenever they want and the work ethic here is not great.

I started this article with a full disclosure, because in my opinion that is the only ethical way of doing things.

Should this backfire resulting the lender to close the file and causing the seller to lose the opportunity to sell, I would not want to face a judge in this case.Effectively, by recommending the use of a trust, your acting as an estate planner, CPA, or attorney and this troubles me.I am sure there are disclosures included the Guru's package but disclosures does not make it legal or ethical.
