In the south east part of town property values are lower and I'd really emphasize the importance of screening your tenants thoroughly but at the price you got the home at that is still a fantastic buy.

Yes, each property will throw off less cash, but you'll have more properties, and the net income from the combined properties should be higher than from the few paid-off properties (again, when done right).I know what you're getting at, but don't care for the phrasing.If you emphasize the will then it will provide more cash flow, more net profit, and higher ROI than all cash purposes.

They don't have an app for iOS or Android yet but, I know that they're working on it.I love that it's free but, if they did charge a small fee (emphasizing small) I'd still use it and incorporate the extra cost into the rent.

I graduated from college with a business degree that emphasized real estate.Always remember to do a math analysis on your prospective property deals and try to look at them before you make an offer or just have a clause in the sales contract that will allow you some time (usually about 15 days) to detail the construction of the improvment and possibly back out of the deal without a penalty that will hurt you.Right after you close on a property, get an insurance policy that will protect you in case of a loss.
