I would not put in tenants where rents are very below market rate as that will make it more difficult to sell.

I want to rent it out instead of allowing it to sit vacant, but the other owners are hesitant to rent because of fears of dealing with potentially difficult tenants.

I know from experience financing additional tiny homes (not sure if you're looking to do this) can be difficult without having someone that has previous ground-up construction experience.

Once you have a few candidates, ask about their experience with out-of-state clients, their knowledge of local rental markets, and any contractor or property management connections they might have.

Those are difficult to come by so I’m keeping my powder dry and investing through my brokerage right now until something pops up.
