It's located in a desirable / up and coming neighborhood (Hixson, TN), has good tenants, and seems well taken care of (will be verifying that with inspections shortly though).

I’m pretty sure the 3/2 only needs to rent around 1550 to get to my desired goal.

That's how we started on the rental home path 4 years ago, after years of desire and fear.

If you do not follow some rules, you will not get desired protection.

If you fully understand what you have agreed to then you know where you stand and if you can pursue what you desire to do come tomorrow.

Mislabel one of the other parties emotions or desires “so it seems that you are really eager to leave your job” when you know they want to stay-this forces them to listen and tell you that’s not it, but this is.

I also recommend you looking into other creative financing, as this will help you achieve your goals in your desired timeline. 

I have found a condo in a desirable location in the Austin area. 

But wants no desire to put money in. 

I agree that in NJ the 1-2% rule is almost non-existent, unless you go to some areas that are less desirable for some (Paterson, Irvington, etc).
