It is completely unhelpful for posters to post vague comments that basically look like marketing telling folks those "things" are the answer to all there problems yet not then tell us what those items actually mean. 

@Alex Yost Chimneys are one of the items where I always recommend two quotes for a job (unless you have your "guy", and you obviously don't have your chimney guy yet...

A door lacking a screen might not be material.The real question is, "How much, if at all, will you as a seller yield on your price for these items?"
