Generally, here's the rule I follow with stuff like this: If every house on the block has a garage and you remove it from your house, that's an expected facet of the home that is lost and you will objectively lose value when comparing to another house from a "market value" perspective; especially from an appraiser's point of view.

I can share my business plan too, and I am part of secret society so the plan is :1. still buying single family with fixed rate debt2. buy I purchase debt from specific lender because my DTI already maximized3. however , don't tell anyone, I buy broken house in good market only, i love house that has mold, water damage and so on, I will fix that for one year4. again dont tell anyome5. so hoping I purchase with 65-76% ARV6. it would take six months to repair7. move there as primary or make it rental so it can achieve DSCR 1.15x at least8. live here for at least two years9. sell it tax free10. dont tell anyone, this is biz part of "secret society,LLC"
