Bottom line: I'm used to a lower quality rehab "cookie cutter" house, and haven't learned the finish at the higher levels. 

My plumbers like me, so he told me a story about plumbing faries that sometimes fix issues like this when people leave cookies on back porch.

We decided that in cookie cutter neighborhoods, appraisers just don't give you enough credit for your upgrades so it's better to patch and paint and sell for a cheap price and turn your money faster instead of trying to shoot for the moon.
