You may not want to do this practically, but legally you may be able to sue the defendant as a John Doe, then compel the seller to tell you who it was, then amend your defendant to whomever squealed (legal term).

@Mike Sheppard ,To get more specific, you've done a great start by downsizing, selling depreciating non-core assets, and thinning out your expenses.

Not only does it make the house appear larger but it also gives you the ability to put solid core 8 foot doors which I think is an ever bigger bang for the buck. 

Hard core people hang around outside until 10:00 or later sometimes.

Already made it through 1906 and '89 earthquakes, and besides some TLC< the core looks great.

Of course, real estate debt requires slightly different core competencies but it may be a worthwhile pursuit.
